In March 2022, a comprehensive analysis of the retirement village and care facility sectors in the Tauranga/Mount Maunganui region was published. The report spans 76 pages and provides in-depth insights. Additionally, an accompanying Excel document includes various demographic and residential market source data. The study focuses on three areas: the Tauranga urban area, the Mount Maunganui and Papamoa areas, and the Western Bay of Plenty District.

The location analysis and net latent demand section is based on our standard site-specific report that covers details of the retirement village or the site in question and the area in which it is located. The report includes details on access to non-village-based amenities, current supply, development pipeline, retirement village unit net latent demand forecasts, demographic profiling, and care facility bed supply and demand. This report provides a detailed picture of the current supply within the area and future demand indicators. It covers such aspects as population indicators (base, density, forecasts), study or catchment areas and sale origin indicators, demographic indicators for propensity to choose to live in a retirement village, current and forecast penetration rates, residential market growth indicators and overall site desirability. Competition and Price Point Indicators.

The competition and price point indicator section on pages 31 to 70 provides a detailed breakdown of 18 of the newest and largest retirement villages located within the primary and secondary study areas. This section contains details on each retirement village’s owners, address, website, age, entry age rules, current unit supply, development pipeline, care facility, location demand drivers, land and building sqm, building construction materials, ratable value, and village amenities. This is followed by the price point indicators for each retirement village unit typology and the bedroom distribution, current vacancies, DMF, and weekly fees data. Each section is finished with an analysis of the local residential market, including data sourced from REINZ regarding median and 75th percentile sales over the year-end January 2022 and CoreLogic valuations as of February 2022.
